Upgrading?

For a reliable starting point on hotel equipment costs, you can refer to this Nehmer Cost Guide. It provides an overview of expenses related to room renovations. Alternatively, you may also consult Operto Operto’s guide or horwathhtl the Horwath HTL report for further insights. These resources will give you a clear idea of renovation and investment costs.

It's recommended to focus on broader estimates, such as figures in the hundreds or thousands of euros, rather than getting caught up in excessive details.

Info on banqueting

Banqueting services are services offered by Emerald Forest Hotel, as almost all hotels do. Generally, it is an interesting and profitable business. Banqueting services are services rendered in a hotel for a meal, usually dinner or lunch, and especially for groups. A banquet has a predetermined menu and will also have food stations set up for self-service. There are different types of banqueting styles.

The services are very much linked to special occasions around individuals, for instance, weddings, birthdays and other festivities. Though, they can also be linked to the business market of meetings, incentives, congresses (MICE market) and (small) exhibitions.
There is always a link to food and beverage, though most 'arrangements' hold the following elements

  • Facilities as in equipment (beamers, laptops etc.)
  • Renting of spaces to meet
  • Food and beverage
  • Special services, for instance, extra bandwidth (internet) assistance (secretary etc.)
  • Possibilities to stay overnight, so hotel rooms

Banqueting is, in most cases, divided into a separate unit in the hotel and has its own manager.

Prices

In the past, there has been limited information on how pricing was calculated in the hotel. Historically, sales prices in this market ranged from €25 to €30 per person per day, with Emerald Forest typically using €28 as their benchmark.
Prices depend largely on the specific offerings. The mentioned figures represent an average; for instance, January often sees fewer bookings, while May traditionally experiences higher demand, with numerous meetings often combined with hotel room bookings. Additionally, most published prices are based on rack rates, meaning they are negotiable.

Photos of the banqueting halls of Emerald Forest Hotel

The banqueting halls offer flexible configurations, ranging from intimate setups to larger events, depending on the needs of your guests. Below, you’ll find a selection of photos that provide a visual overview of these various setup possibilities, giving you a better idea of the space's versatility.

Groundplan of the banqueting section

The big banqueting hall can be rented as a whole or by one section, two sections together of three together. For all (maximum) four halls there is technical equipment available, and there are sufficient facilities to run 'obvious' activities. All halls have a view to the north, where the park is situated. The emergency exits are also in this direction. Unluckily, the grounds of the hotel end directly two meters outside of the building in this part. This means, there is nothing allowed or possible on the outside; these grounds belong to the municipality. Only in case of emergency, the guest can flee into the (municipality) park. There only is a small terrace of two meters, in fact, these are more made to help the maintenance of the building than to use for activities. These 'terraces' are now used by smokers or people who just want to be on the outside during a break.

The big banqueting hall can be divided into four smaller units which each have their own equipment, facilities, doors etc.

  • Part 1, 2 and 3 are alike (approx. 15 x 20 meter) they can each hold up to 70 people.
  • Part 4 is the smallest one (10 x 12 meter), this part can hold up to 40 people.

So, if these are all in use, making up one big banqueting hall, there is space for (3 x 70) + 40 = 250 guests. So, this is possible in one adjoined hall , or in four separated ones.
A disadvantage is, that the walls separating the banqueting halls, (if divided) are foldable and this makes the rooms rather noisy.
There is a separate entrance for the banqueting guests and there is also (indicated by P) a separate parking lot, which can hold 60 cars especially for the banqueting guests.

Banqueting Revenue

It is essential to understand what is profitable in the hotel at the time of acquisition. Currently, there is limited detailed information on the performance of the banqueting operations, but you can review the available data on the Operating_review page. At the time of takeover, it appears the hotel generated a steady annual revenue of approximately €231,636, which includes:

  • Banqueting, accounting for around €100,000.
  • Other revenues from sources such as bicycle rentals, facility usage, special requests, and the use of Facilities.

Notably, this group of customers contributing to the revenue seems to have minimal overlap with those booking hotel rooms at this stage.

Market demand for banqueting

Looking at the hotel's historical figures, we see a revenue of €100,000 from banqueting, alongside an average price of €27.50 per person at the time of takeover. Based on this, we can project potential revenue from banqueting, particularly given the known capacity of the banqueting halls.
Additionally, there is an opportunity to enhance this offering by creating a terrace adjacent to the banqueting halls. While this expansion would reduce some of the available parking space, the terrace currently holds 60 places and could easily be expanded to accommodate 40 tables and 240 seats, offering significant potential for increased capacity and revenue.
