Upgrading?
For a reliable starting point on hotel equipment costs, you can refer to this Nehmer Cost Guide. It provides an overview of expenses related to room renovations. Alternatively, you may also consult Operto Operto’s guide or horwathhtl the Horwath HTL report for further insights. These resources will give you a clear idea of renovation and investment costs.
Info on the food and beverage
The venue's food and beverage offerings include the following:
- Main Restaurant
The restaurant has a flexible seating capacity of 150. Recently renovated, the dining area is in good condition, although the kitchen is somewhat outdated. The building's design doesn't aid in improving efficiency, as the connection between the restaurant and the kitchen is awkward and illogical. Addressing this issue would require significant structural changes to the ground floor.
The restaurant also functions as a bar in the lobby's second section, where drinks are served and seating is available.
The menu is largely traditional, typical of family-run hotels, with no particular focus or specialties. Pricing is average for the city, as is the food quality. Currently, there is no specific strategy or unique positioning for the restaurant—it simply offers food and drinks at reasonable prices. Similarly, the bar linked to the restaurant offers a wide selection of sodas, beers, wines, and liquors, but without any distinctive focus or theme. All drinks available at the bar are also served on the terraces and in the restaurant. The revenue from food and beverages, in relation to guest nights, can be viewed in the Operating Review.
- Main Terrace
Adjacent to the restaurant, with an entrance at the rear, this terrace can seat 120 guests in its standard configuration.
- Additional Terrace
Located at the entrance of the banqueting hall, this terrace accommodates up to 60 guests.
- Catering
Catering services are available for events held in the banqueting halls. Guests can opt for catering to be served directly in the event rooms, as a buffet in an adjacent room, or have their meals and drinks served in the restaurant or lobby (section 2).
In the Operating review you can see the revenues from food and beverage, linked to the guest (nights) booked in any year.
All of these arrangements for the banqueting groups are offered upon request and depend heavily on the period, wishes and possibilities.
It also depends on the exact package which sometimes includes hotel nights as well. In the Operating review you can the income from Banqueting as a separate group of revenues.

There is a big terrace linked to the restaurant which also has an entrance at the back. This is rather hidden and the terrace does not have a lot of people passing by because it is not visible from the street nor from the main entrance area.
There is a second terrace at the entrance area next to the banqueting hall. But this one is at the end of the parking lot, so it is not really comfortable as cars drive in and out. There is hardly any wind because it is situated close to the building, but it is very noisy because it is close to the city road.
As there are also a number of rooms on the groundfloor in this area it creates a few conflicts between the second terrace and guests regarding their privacy.
