Poor maintenance
The maintenance of the hotel is rather poor. During the last year, only the minimum of the required maintenance has been done, so some additional maintenance is advised. There is a cost group called 'depreciation costs of existing assets', but these costs are just not enough to keep up the standard. To really solve these issues, next to the additional maintenance, some new investments are needed. The costs of equipment and furniture in hospitality are totally different from what you would buy privately (at a furniture store): Realise that. There are standards of safety, usability, wearing / durability, cleaning and many other reasons to buy professional material.

This gives an overview of costs related to renovating the rooms. Do not focus too much on details; the file gives you some indication of what costs might be. Try to be realistic; how much things cost depends on so many things and is not easy to answer. And don't be penny-wise and pound foolish!
Then again, if you invest in refurbishing or redecorating rooms, this will be automatically depreciated in four years. Do not focus too much on the details but use it all as just a guideline.
