Poor maintenance
The maintenance of the hotel is rather poor. During the last year only the minimum of the required maintenance has been done, so some additional maintenance is advisory. There is a cost group called depreciation costs of existing assets, but these costs just are not enough to keep up the tree star standard. Some expenses made on (additional) maintenance might have a positive effect, and can be made in the yearly decisions. But the effect will only last for one year only.
To really solve this issues, next to the additional maintenance, some new investments are needed. A good starting point for this is estimating hotel costs. This file gives an overviews of costs related to renovating the rooms. Do not focus to much on details and use it as a guideline. Then again, if you invest in refurbishing or redecorating rooms, this will be automatically depreciated in four years.
