This is your assignment 2 of year 2 in combination with your explanations form filled out after your first operational year.
In the secure section you can find your operating review of your first year, with your Key metrics which you will need to make this.

Tasks
A Calculating ratio's and KPI's
State in your document crucial operational key performance indicators (KPIs) for year 1, which can be taken from your hotel results for year 1 and maybe the history.
- the number of guests (leisure, business, and total)
- the occupancy rate (leisure, business, and total)
- the ratios of leisure and business guests to total guests
- the F&B-turnover per guest (leisure, business, average)
- think of two more yourself and indicate why you chose those.
B Look for key financial figures
Look for key performance indicators (KPIs) for year 1, which can be taken from your hotel results for year 1 and maybe the history.
- variable cost per room per week/ person
- fixed costs per occupied room per week
- fixed costs per room per week
- fixed costs per room / person (use an appropriate basis to allocate fixed costs to segments and rooms)
- profit (operating income) per room / person and night and the operating margin
C Prepare a Break-even Analysis for year 2
- calculate the four break-even-points (number of rooms/night, nights/person) for the two market segments in year 2
- identify all direct fixed and variable costs for each of the two market segment as well as the direct and indirect turnover
- allocate overhead fixed overhead to market segments using an appropriate allocation scheme
- illustrate your calculation with a diagram for one of the two markets.

Use suitable literature or websites to prepare and analyse the results, including managerial and financial accounting textbooks. Give all sources
Try to find benchmarks for a real hotel like the Emerald Forest in Estonia. Reflect then on
- sales prices of your hotel
- occupancy rates of your hotel
- the different revenue-sources and their contribution to the total revenues
- the net profit of your hotel
Write in a concrete and serious way as to show knowledge on the subject. Be sure to make calculations and explain them! Maybe make the calculations in Excel en copy past them into your file. Make sure you decide on who is going to do what tasks.
